Land surveys

A rigorous measured land survey by total station and GPS is an excellent starting block for your development. At Anglia Land Surveys Ltd we specialise in producing accurate topographical site surveys at a scale and level of detail to meet our client’s needs. Building surveys

At Anglia Land Surveys we employ dedicated building surveyors experienced in producing a high standard of measured floor plans as specified by our clients. Using either our Leica BLK laser scanner or a mixture of total station theodolites, PowerCAD floor plan/elevation software and hand-held measuring lasers we can record every distance, level and angular measurement required.

Our surveyors are experienced at working in a wide range of environments including; listed buildings, busy business premises for office lease plans, retail department stores, housing association care homes, churches, private dwellings, industrial workshops, construction sites, processing plants, agricultural barns and derelict buildings. All works are risk assessed with the safety of our staff and the public paramount.

At Anglia Land Surveys we have over 10 years of experience in the mapping of underground services. Our clients are becoming increasingly aware of the risks of buried services when planning their projects, with many large contractors now having a requirement for such a survey prior to any excavation work commencing on site. It is now possible with the location and mapping of buried services to supply detailed and accurate plans for issue to contractors involved with a project. At Anglia Land Surveys the first step would be to obtain the statutory records.


At Anglia Land Surveys Ltd our services are often employed in the field of boundary dispute resolution. The current system of boundary registration in the UK is based on the ‘general boundaries' rule. This presents a problem where the boundary is required to be defined accurately. Until more recently there was no system in place for defining a boundary accurately on plan. The introduction of the Act 2002 has sought to deal with this with the introduction of the system of ‘determined boundary' plans.


All new leases in the UK require submission of a compliant Land Registry lease plan. Our surveyors are experienced in surveying and drawing both residential and commercial lease plans for the Land Registration Act 2003. We often survey lease plans for retail shops, offices, domestic properties and industrial units.


Using the latest Leica BLK laser scanner and Leica trained staff we at Anglia Land Surveys Ltd are able to provide anything from simple point cloud data to fully BIM ready survey models for use in Autocad, Revit, or similar modelling software packages.


GPS RTK units are a fantastic tool for collecting large volumes of level data over open areas at a reasonable price very quickly. With the development of the new Smart Net corrections service offered by the Ordnance Survey and Leica Geosystems, we can now for the first time survey in real time OS coordinates with reduced need for pre and post processing. Please see below for more information. Depending on input settings and satellite availability our GPS surveying equipment can achieve detailed accuracy in the region of +/-20mm.


Following on from our initial site surveys, architects and engineers produce detailed design and layout drawings. From this we are able return to site and accurately position and set out new buildings, roads and drainage layouts. Our survey teams have experience in many disciplines including; housing developments, highway, sewers, piling and larger civil engineering projects. We are also able supply coordinated setting out information to site engineers for their own requirements. This can be in the form of coordinate spread sheets, schedules and annotated drawings.


Anglia Land Surveys now have a fully qualified drone pilot with permission from the CAA to fly small unmanned aircraft up to 7kg. We have invested in this technology and the software required to turn drone imagery into 3D models. We believe this technology has the capacity to change the way both surveying and planning of new sites is conducted. Anglia Land Surveys were commissioned to undertake a full survey of the school to provide survey information within a full BIM environment to inform the master plan for proposed works over the next 20 year period. The survey was undertaken using laser scanning and drone technology coupled with traditional surveying techniques. A full 3D model. The Leica 1200 is controlled remotely allowing pegging out and surveying by a one man team. The automated technology increases the positioning precision by reducing operator targeting errors.
